Focus the first 10 seconds of your property video
The first 10 seconds matter most. Let’s face it, our attention spans are short, so it’s more important than ever to make a lasting impression straight off the bat.
That 10 second window should capture the best features in a way that makes the audience say WOW. While most real estate agents like to feature logos and location details, that can wait!
Instead, the opening shot of your video should be a sweeping hero short of the best element of your property. Reel in your audience with stunning features of the home you’re selling, and you’ll have them hook, line and sinker!
Ten seconds is all you need to make sure your audience is picking up the phone to message or call you.
Lights, Camera, Action!
Lighting can make or break your property video. And yes, there is such thing as too much light, you don’t want your videos to be overexposed, and unusable, just like you wouldn’t want them too dark to the point of not being able to see the subject.
This can be the difference between someone clicking on your social media video or scrolling straight past it.
If shot correctly, there should be very little editing with lighting. We recommend a consistent, even light when filming inside or at outside locations.
Remember, use natural light where possible. If you are shooting in direct sunlight and need to defuse some of the harshness, use a light diffuser (or a white sheet if you don’t have a diffuser) to soften the light around you.

Pace is everything
Your clips don’t have to be fast paced, or as slow as a history channel documentary. Try to find a balance between the two!
There are aspects of the property that you’re shooting that may need extra time – including slow-motion or close ups on specific features. There will also be features of the property that only require a short glimpse.
Our top tip for nailing the pace of a video is to find music that matches the speed of the clips – you’ll find that this will make everything flow together.
Inside AND out
While a social media video tends to be short and condensed – this can limit what can be shown. A series of clips at different lengths has the potential to tell the property’s story.
A full feature of 60 or 90 seconds allows for the full scope of the property to be featured. Consider filming a longer version first, and then cut down your clips as needed to fit the time frame of a social post.
More than the property
With different cuts of the property, we can start featuring elements that form a fuller picture of the property and the larger community.
Is there a café down the road? A park, or somewhere to walk the dog? On location, it’s important to showcase the local area as well, as it forms the bigger picture of the location that will sell the property.
